The homeowner called at 7:15 a.m. because the door wouldn’t open and the car was inside. Our technician measured the failed spring at 0.225-inch wire diameter. It had snapped clean at the coil, which happens on average every 8 to 12 years in South Florida’s humidity. We replaced both springs, not just the broken one – the other had the same cycle count and would’ve failed within months. Total time on site: 82 minutes. The customer got a documented photo record of the broken spring before we touched anything, and a written price before we started.

Full Door Replacement in Old Northwood

A salt-air corrosion case. This Old Northwood home sits close enough to the Intracoastal that the original steel door had rusted through at the bottom rail. The hinge brackets were still fine, but the door skin was gone. We measured the opening, quoted a full Clopay replacement with new vertical tracks and a fresh bottom seal, and set a date – no same-day install promises on a door that has to be ordered to size. The old door test-failed our safety inspection. We advise any West Palm Beach homeowner with rust visible on a door’s bottom panel to get it looked at before the panel detaches from the hinge line.

The logic board was the culprit here, the circuit board inside the opener that translates your remote’s signal into motor action. This one had a hairline crack invisible until the board was pulled and inspected. Rebuilding a 9-year-old opener on a worn trolley carriage is bad money. We quoted a new LiftMaster unit and told the customer the failure cause before ordering anything. The old machine’s open-limit switch had also drifted, which is why the door would reverse at half height. New opener, new sensors, new travel limits set and tested.

This one sounded like a cement mixer. The customer in the Villages of Palm Beach Lakes told us the door “rumbled” every time it moved. Two nylon rollers had flat spots the size of a quarter, and a center hinge pin had backed out far enough to scrape the track. We replaced all ten rollers rather than patching the two bad ones – with the door already down, the marginal labor cost beats a second service call in six months. The customer’s photo record shows each failed roller before we unbolted them. The door now opens at conversational volume, which is roughly how it should sound.

We treat a frayed lift cable as an emergency, because it is one. The cable is what keeps the door from free-falling when a spring lets go. This Roosevelt Estates call started as a routine “door feels heavy” note. The technician found the left cable down to 40 percent of its strand count. High-tension cables are not a DIY fix – when they snap under load, the recoil can cause serious injury. We replaced the cable pair, rebalanced the door, and verified the spring tension matched the door weight. The customer received photos of the fray before we cut anything.
